Frequently asked questions about self-build mortgages

Can I get a mortgage before I have planning permission?

In most cases, you’ll need planning permission before securing a self-build mortgage. However, in some situations we can approach a lender to underwrite the application in advance. The funds would then be released once planning is approved. You can book a free, no strings attached call with one of our experts if you want to understand if this could apply to your circumstances.

What’s the difference between a self-build and renovation mortgage?
Self-build mortgages are for brand new properties; renovation mortgages are for improving existing ones. Both have unique lending criteria.

How much deposit do I need for a self-build mortgage?
Typically between 15–25% depending on your lender and build type. Our team will help you assess the best options.

Do you work with unusual or non-standard properties?
Absolutely. We specialise in non-standard builds, conversions, and properties that high-street lenders often reject.

Is there a cost to get an initial quote or speak to an advisor?
No. Our instant quote tool is free to use, and our initial consultations come with no obligation.
