Supporting document types

The connection of waste and sewage systems to current infrastructure should be considered within relevant planning applications. For larger applications the waste from development may also need to be recorded with plans in place for its disposal. 

Using the appropriate supporting document can help the local planning authority understand the proposed processes.

Drainage documentation

Drainage documentation can be used to show the current drainage systems through a scaled map with the drains and underground apparatus shown. This is an optional form but may be required to support larger developments or those which will affect the current drainage systems.

Foul sewage and utilities assessment

This supporting information will be required for major developments which make use of a public sewer or non-mains drainage. You may wish to contact your local planning authority to check if this applies to your development.  

The assessment acts as a combination of a foul sewage assessment and a utilities statement showing how the site connects to different infrastructure such as water, electricity and sewage.  

The foul sewage section must show how the site can store, transport and treat foul sewage. If this is not going to use a public sewer then it must be shown why and what alternative arrangements will be made. 

The utilities section will show how the development plans to connect to existing utility systems. This is achieved through proving that testing has taken place and the development will not affect the delivery of any current services. Followed by the additional requirements it will place on utility companies and the environmental impacts which may result.

Foul sewage assessment

This is required for any major development, this may be those which create more than 100 houses or 10,000m2 of new floor space. 

The foul sewage assessment must show how the proposed development site can store, transport and treat foul sewage. If this is not going to use a public sewer then it must be shown why and what alternatives arrangements will be made.

Site waste management plan

(Also known as: SWMP) 

A site waste management plan is used to account for the amount of waste produced during a development and show how it will be disposed of or alternatively used. The information provided must be proportionate to the level of development.  

The plan should include a breakdown of the materials which will be used for the development, the amount of waste this is likely to provide and how it will be minimised. With the aim of promoting sustainable options and safe waste management.
