What is building control?
Building control is a regulatory process that ensures construction work complies with established building regulations and standards. The regulations are designed to protect people's health, safety and welfare.
If you are planning to undertake "building work" as defined in Regulation 3 of the Building Regulations1, it must comply with building regulations. For example, the following scenarios:
- Erecting or extending a building
- Installing or extending a regulated service or fitting
- Alterations affecting compliance with structural, fire safety, or accessibility requirements
- Inserting insulation into a cavity wall
- Underpinning building foundations
- Work impacting the building's thermal elements or energy performance
Are all likely to require building control approval.
It's essential to meet these regulations - local authorities have the power to enforce compliance, requiring alterations to non-compliant work or even taking legal action if necessary.
