Minimum Energy Efficiency Standards

If a property is to be rented, it must meet the minimum energy efficiency standards (MEES). MEES apply to all domestic private rented properties, meaning no property which has not at least got an Energy Performance Certificate rating of E or above can be rented out unless it is registered for an exemption.

If the property’s rating is F or G, then it must be improved to at least an E. You will never be made to spend more than £3,500 on the improvements. If this amount is not enough then you should make as many improvements as you can up to this point, then register for an ‘all improvements made’ exemption.

Changes are not required on listed buildings or conservation areas where it would affect the character of the dwellings appearance.
