Energy Performance Certificates

When is an Energy Performance Certificate required?

An Energy Performance Certificate (EPC) is required when selling or letting an existing building. The certificate is valid for 10 years from the date of issuance and must be produced by a qualified domestic energy assessor. Qualified assessors can be found on the EPC register. Visit the EPC register on GOV.uk1.

Certain circumstances prevent an Energy Performance Certificate from being required. Including:

  • Temporary buildings to be used for under two years
  • Residential buildings to be used for 25% of the year or less
  • Standalone buildings with floor area of under 50 square metres
  • Buildings to be demolished or redeveloped (where permission has been granted or is likely to be).
